Gas Safety Certificate

Gas appliances, fittings and flues must be checked every year by a Gas Safe registered engineer. Your tenant must get a copy of the certificate.

Electrical safety (EICR)

The electrics in a privately rented home must be inspected and tested by a qualified electrician at least every five years, and any required remedial work must be carried out.

Energy Performance Certificate (EPC)

You need a valid EPC before you market the property, and you must give your tenant a copy. Rented homes must meet the minimum energy efficiency standard.

Smoke and carbon monoxide alarms

There must be a working smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance, such as a gas boiler. Alarms should be checked at the start of each tenancy.

Deposit protection

Tenancy deposits must be protected in a government-approved scheme, such as the Deposit Protection Service (DPS). The tenant must receive the prescribed information within the required time.

Right to Rent

Landlords and agents must check that every adult tenant has the right to rent in England before the tenancy starts. We carry out these checks as part of our letting service.

HMO licensing

If your property is shared by several households, it may be a House in Multiple Occupation and need a licence from the local council. We can advise where this may apply.

The Renters' Rights Act

The Renters' Rights Act is changing how private renting works in England, including the end of "no-fault" Section 21 evictions and a move to periodic tenancies. We keep up to date with the changes and help our landlords stay compliant.
